Tenant Build-Out and Change of Use

Food Service Establishments

Projects that have an occupant load greater than 49 require the seal and signature of a registered design professional (Architect/Engineer).

  • Health Department should be contacted concerning their submission requirements.
  • Complete Building Permit Application. All of the requested information shall be provided, especially the correct address including the suite number. Failure to provide information may result in the submission being returned to the applicant without review.
  • Provide a detailed description of the work/use to be performed in the space. If several functions are to be performed, fully describe each.
  • Submit three (3) complete and identical sets of floor plans, drawn to a scale of not less than 1/8” = 1’-0”, in which the following are depicted:
  • Full dimensions of the space/building
  • Full dimensions of each room within the space/building
  • Identify the use of each room including restrooms
  • Include the location and size of all display fixtures, customer service counters, special equipment, etc. and the associated aisles
  • Identify any new construction and include the materials that will be used for the construction.
  • The new construction shall be “highlighted”, cross-hatched or in some manner distinguished from the existing construction.
  • Locate the water fountain and service sink.
  • Identify the adjacent tenants in multi-tenant facilities.
  • For businesses within multi-tenant facilities, include a “key plan” that indicates the location of
  • your space in relation to other tenants and accessible parking.
  • A balancing certification of the HVAC system by a certified mechanical technician shall be presented to the Building Safety office for review and approval prior to the issuance of a Certificate of Occupancy.
  • Projects that incorporate additional plumbing systems, electrical systems and/or mechanical systems above those supplied with the tenant space may require drawings for those trades.

Other Than Food Service

Locate the water fountain and service sink.

Identify the adjacent tenants in multi-tenant facilities.

For businesses within multi-tenant facilities, include a “key plan” that indicates the location of your space in relation to other tenants and accessible parking. 

Certain businesses may require increased ventilation rates above the existing i.e. nail salons, beauty salons, spas, exercise facilities, etc. a balancing certification of the HVAC system by a certified mechanical technician shall be presented to the Building Regulations office for review and approval prior to the issuance of a Certificate of Occupancy.

Projects that incorporate additional plumbing systems, electrical systems and/or mechanical systems above those supplied with the tenant space may require drawings for those trades.

As a rule, spaces other than Assembly Occupancies that do not exceed 5,000 sq. in gross floor area do not require a design professional (Architect or Professional Engineer) prepare the drawings.
