Owning a home or another
piece of property is part of the American dream. Unfortunately,
criminals may prey on this basic desire. If you are contacted
regarding a land purchase opportunity, be aware that it could be a
fraud. Before you agree to any purchase, always view the
property. Never buy land over the phone or by mail. Take the
time to do some basic investigations. Look into fees associated with the
land. If it is undeveloped, how is it zoned? How much will it cost
to build roads, connect to sewage, or utilities? What are the
taxes assessed on the property? How is the land around it being
used? What are the future plans for the land around the
prospective property? No one wants to buy a piece of property in a
swamp, near a toxic waste dump, or two miles off the coast (under
water.) Also be aware that a piece of property that looks
perfectly suitable for habitation may have hidden flaws. Always
investigate.
If
possible, talk to people who are independent to the party trying to make
the sale. Speak with real estate agents in the area to find out what the
actual market value of the property. Another resource that should not be
over-looked are other residents in the area. These are your
potential neighbors; try to find out from them about the property, the
area, and any problems they may be encountering.
Remember:
Be wary of high-pressured sales persons. If someone will not allow
you time to make an informed decision about a sale, you may be dealing
with fraud.
