Application No. ZM-115-07, Naft Construction Corp.: Request to amend the York County Zoning Map by reclassifying approximately 5.6 acres located in the southwest quadrant of the intersection of Route 17 and Faulkner Road (Route 1231). The two subject parcels, further identified as Assessor’s Parcel Nos. 24-43-3 and 24-43-2, are located at 6903 and 6909 George Washington Memorial Highway (Route 17). Approximately 3.2 acres of the subject property are zoned GB (General Business) and the remaining 2.4 acres are zoned R20 (Medium-density single-family residential). This application seeks to reclassify the entire 5.6 acres to conditional GB subject to voluntarily proffered conditions, which include the prohibition of various uses on the property. The Comprehensive Plan designates this property for General Business development along Route 17 and Medium Density Residential (up to 1.75 dwelling units per acre) to the rear. Recommended approval

This application seeks to reclassify the parcel, identified as Assessor’s Parcel No. 25-203, from RC (Resource Conservation) to IG (General Industrial).
