DIVISION 3. BUSINESS DISTRICTS

Sec. 24.1-331. NB-Neighborhood business district.

(a) Statement of intent. The NB district is intended to provide opportunities for limited types of commercial activities within or near residential districts and oriented primarily toward serving the day-to-day needs of nearby residential communities. The scope of commercial activities permitted is purposely limited in order to discourage substantial traffic from outside the immediate neighborhood. The NB district is intended for application in areas designated for neighborhood commercial development by the comprehensive plan. Because of the proximity to residences, particular attention is given to design and operational compatibility with homes.

(b) Dimensional standards. Each lot created or used shall be subject to the following dimensional standards:

(1) These minimum lot requirements apply where both public water and public sewer are available. For lots not served by public water and public sewer, refer to section 24.1-204.

NOTE:
Performance standards and special use permit requirements or conditions may increase yard and lot requirements. See article IV.

(c) Special requirements.

(1) Outdoor storage of goods or materials shall not be permitted.

(2) Outdoor display of merchandise shall be limited to that merchandise which:

a. is in working order and ready for sale;

b. can be accommodated in the area immediately adjoining the front of the principal building and extending not more than ten feet (10') [3m] from it;

No such display shall encroach upon any required parking or loading area or vehicular circulation area. Outdoor displays of merchandise shall not cause injury or harm to or reduce the viability of any required landscaping.
