Pursuant to the Residential District
regulations set out in Article III, Division 2, of this Chapter,
single-family detached dwelling units may be constructed to a height
of 40 feet, provided however, that for any structure in excess of
thirty-five feet (35’) in height, the following requirements apply:
(a) Exterior access
to both the roof and the uppermost occupied story shall be no higher
than thirty feet (30').
(b) Building plans shall be submitted for review and approval
by the fire chief to ensure appropriate accessibility for effective fire containment and
control of the building.
(c) No such structure or portion thereof shall be further than
six hundred feet (600') from a fire hydrant.
(d) In situations where the fire hydrant distance requirement cannot
be met, the applicant may choose to install an automatic residential
fire sprinkler system, approved by the Department of Fire and Life
Safety and in conformance with applicable National Fire Protection
Association standards. Such system shall be designed to protect all
living spaces, garage areas and other spaces deemed necessary by
virtue of the building design and, in addition, the building shall
be equipped with appropriate fire/smoke detection devices in
accordance with the terms of the Building Code. This option shall be
available only to those proper-ties served by a public water supply.
